Build on your land.

Already own it, or still looking? Either way, we tell you what you can realistically build on a piece of property before you get too far down the road. Then we build it.

The Augusta Maple Grove, Powhatan

Whether you own land or are still looking

Some families come to us with land that has been in the family for generations. Some come with a listing they are about to make an offer on. Some have nothing but a county in mind. Wherever you are starting, the first step is the same: a free conversation, then a hard look at the land.

Rodney handles the build. Zach handles the land. You get both in one conversation.

What we check before you commit

Driveway icon

Access and driveway

How you get from the road to the house, and what that drive will cost to build and keep.

Soil layers icon

Soil and perc test

Whether the ground will take a septic system, and where. This decides more than most people expect.

Water drop icon

Well and septic

Most of our counties have no public water or sewer to connect to. We plan both before the house is drawn.

Lot boundary icon

Setbacks, easements and clearing

What the county and the deed allow, and how much wooded land needs to come down.

Power icon

Power and utilities

Where service comes from and what it takes to bring it to the house site.

Budget sheet icon

The whole budget

Land, site work and the home, added up honestly before you sign anything.

Still looking for land? That is Zach's job.

Zach Ridout is a licensed real estate agent with Better Homes and Gardens Real Estate and the next generation of the family. He looks at lots the way a builder does, because he grew up around our job sites.

On-market or off, in a community or out on your own acreage, he finds land you can actually build on, and we tell you what it can carry before you buy it.

Ask about land

Questions people ask before they build on their land

Can I build on my land?

Usually, yes, and we find out for sure before you spend money on plans. Access, soil, well and septic, setbacks and clearing all play a part. We walk the property with you and tell you plainly what it can and cannot carry.

What will it cost, and what is not included?

Every home is priced from its own plan, its own site and its own finishes, so we do not quote a number before we have seen the land. What you will get is a written price that spells out what is included, and a clear list of what is not, such as the well, the septic system, the driveway and the land itself, so nothing surprises you later.

How long does it take?

It depends on the plan, the site and the season. We give you a realistic schedule once the plan and the land are settled, and we keep you updated as the build moves along.

Who do I actually deal with?

Rodney, with Leslie on plans and paperwork and Zach on land. There is no account manager between you and the people building your home.

What happens after closing?

You have a one-year builder warranty and a five-year structural warranty through RWC, and you still have our phone number. Ask the families who wrote our reviews.

We will tell you what it can become.
